Is Doctor for Your Security Good Enough?

Our community hear your grouses to have the best of the class security system. Yes, we do. We are about to change a new security team from different company. We are not saying that the previous one that we agree is not great. But, we are seeking to get even better security system managed and lead by a DOCTOR within the same budget. Yes, we are serious and care about the safety of our community. The same way that we are very please to have all house owners in Kenanga 95 to join our community.

We just have had our preliminary discussion with Dr. Mandeep Singh MBBS, General Manager of Kawalan Seri Padang Sdn. Bhd. We are happy with our finding. Dr Mandeep who has been in this field since 2005 after he resigned as Medical Doctor. He has vast experience in Security Industrial, Building, Factories, Armed Escort and High Risk Area such as oil refineries.

Kawalan Seri Padang is also a well known company which was incorporated since September 1991 with a HQ based in Petaling Jaya. The company operates under the license which was officially approved by the Ministry of Home Affairs on March 1992 with its operations centers around Selangor, Federal Territory, Johor and other places. This company is headed by Puan Jerayah Binti Derus and its directors with rich experiences like Megat Majid. Razman, Mohinder Singh and other management teams. They have strong clientele base like Hong Leong Bank, OCBC Bank, Nippon Express, Cargill Malaysia and many others.

We think it is a great opportunity to change it and a way to get the 100% support from Kenanga 95 owners in order for our security system continue to move forward. Our environment has changed and we need to adapt to it. We do not want to lag behind as most of the housing community committed and agreed with their security system. We want a better place to live and a secured place to bring our family moving comfortably. Let's make it happen.

A Rugby Ball or a Golden Tortoise

David Koh and Joe Choo of MINGS of Feng Shui ask us to wonder what is the shape of the map for Bandar Sri Damansara?

If one were to look at the map of Bandar Sri Damansara, he would think that it was designed based on a rugby ball. Persiaran Margosa and Persiaran Kenanga are symmetrical internal roads that service smaller roads embraced by Persiaran Perdana. Outside this ring, there are Section 7, 12, 13, 15 (also known as Ara, Cempaka, Meranti and Damar, respectively in line with the timber theme of Sri Damansara). The commercial district is found in Section 13, on the outer side of Persiaran Damansara. Nearby, Jalan Meranti branches out from the main road to provide access to SK Bandar Sri Damansara 1, SMK Bandar Sri Damansara 2 and several condominiums, such as Sri Cempaka, Sri Damansara 1 and 2, Tiara Damansara and Paradesa Tropica. It rejoins Persiaran Perdana further south.

A small stream/monsoon drain can be found on the eastern border, near Mutiara Villa condo and Sri Damansara Court. This runs north along the boundary of the township and turns west, parallel to Jalan Kuala Selangor. It is joined by other streams to become Hampar River.

Environologically speaking, properties located on the inside of the ring road are in a great location, since the concave embrace has the ability to pool energy coming down from the hill. The gradient of the roads here is quite gradual and thus the movement of earth energy is not too fast.

Do you feel great of living in Kenanga 95 which it sits on the prime location with good feng shui? The houses in Kenanga 95 will be able to receive pool of positive chi in a concave embraced by the ring road! To further convince yourself that Kenanga 95 is best community to live in, please check out the article on the link below.

Kenanga 95 of SD 9 Bandar Sri Damansara

Kenanga 9/5 of Sri Damansara 9 (SD9) is a serene neighborhood nestled on the highest ground of Bandar Sri Damansara. Kenanga 95 is surrounded by greenery and offers tranquility and peaceful living experience within the township concept of “Homes in Harmony with Nature” Bandar Sri Damansara.

The central to a harmonious life of this Kenanga 95 community is the recreational park with 1,300 meters long of jogging track and playground.  Vibrant hues of green and blue are landscaped over a luxury setting, creating large open spaces where friends or family can bond over strengthening relationships.
The 1,200-acre freehold township Bandar Sri Damansara, which was unveiled in 1989, houses 14,100 properties with a total gross development value of RM2.09 billion todate. More than 90% of the units sold were of the residential type -- terraced and semi-detached homes, bungalows, townhouses and condominiums that can house an estimated 100,000 people.

The Township is today an easily accessible and highly sought after address for Klang Valley residents as it is strategically placed between Kuala Lumpur City and Petaling Jaya via numerous thoroughfares that surround and service the development. As one of the few truly freehold developments in the vicinity, astute property owners have seen their acquisitions appreciate by as much as multiple of 100% in the past decade! Kenanga 95 house was last transacted at RM800k in 2012, an appreciation of more than 400% since it was launched at RM155k and completion in 1995.
As a decade-old township, Bandar Sri Damansara has the advantage of possessing practically every modern amenity residents and visitors might need. These include a wide range of commercial and F&B outlets as well as sundry stores, recreational facilities and human infrastructure including its award winning parks and landscaping. Indeed the presence of a drive-in fast food outlet is testimony to the faith they have in the flourishing and vibrant community that exists here.
This township has its own Central Business District to fulfill residents’ needs. One can find numerous restaurants, banks, launderette and clinics. Surprisingly, there are numerous schools in the vicinity; they include private and government schools. Private schools are SM Sri Bestari, SR Sri Bestari and Tadika Manjaria. Sekolah Sri Bestari private school has 1,000 students on a 15-acre site in Bandar Sri Damansara. Meanwhile, government schools include SK Bandar Sri Damansara 1, SMK Bandar Sri Damansara 1 and SMK Bandar Sri Damansara 2.

Indeed, opportunities to own property in Bandar Sri Damansara especially Kenanga 95 house are extremely limited with many residents preferring to 'move-up' instead of 'move out' within the township, while retaining original acquisitions as rentals!
Kenanga 95 is a close-knit community and this is true in more ways than one. Apart from the active residents association and the numerous community activities held annually, the community is creating a quiet and hassle free environment which fully equipped with a 24-hour gated & guarded security for its residents that residents are able to travel quickly and safely throughout the Kenanga 95.

Bandar Sri Damansara has won a FIABCI award for its ample recreational and landscaped open spaces. It has recently received the Petaling Jaya Municipal Council’s (MBPJ) 2009/2010 LA21 award for Best Township in the Klang Valley.
